    Executive Leadership Opportunity

    Executive Manager – Properties & Facilities Management

    Air Niugini Limited is seeking a dynamic, commercially astute, and results-driven executive to lead the strategic and operational management of the organisation’s property and facilities portfolio.

    Reporting directly to the General Manager – Properties & Facilities Management, the Executive Manager will play a critical leadership role in driving operational excellence, portfolio performance, asset optimisation, compliance, and service delivery across commercial and residential properties within the organisation.

    This is an outstanding opportunity for an experienced property and facilities management professional to contribute to the continued growth and operational success of Papua New Guinea’s national airline.

    Key Responsibilities

    The successful candidate will be responsible for:

    Strategic Leadership

    • Developing and implementing strategic property and facilities management initiatives aligned with organisational objectives.
    • Supporting executive decision-making through portfolio analysis, performance reporting, and operational insights.
    • Identifying opportunities for revenue growth, cost optimisation, asset enhancement, and operational efficiencies.

    Property & Facilities Operations

    • Overseeing day-to-day operations of commercial and residential property portfolios.
    • Managing tenant relationships, lease negotiations, renewals, and dispute resolution.
    • Ensuring all facilities are maintained to high operational, safety, and service standards.
    • Leading procurement, contractor management, and maintenance service delivery.

    Financial & Commercial Management

    • Preparing and managing operational and capital budgets.
    • Monitoring financial performance, expenditure, asset utilisation, and return on investment.
    • Reviewing and approving lease agreements, property valuations, and service contracts.

    Leadership & People Management

    • Providing leadership, mentoring, and direction to property and maintenance teams.
    • Building a high-performance culture focused on accountability, collaboration, and service excellence.
    • Driving capability development and continuous improvement initiatives.

    Governance, Risk & Compliance

    • Ensuring compliance with all legal, regulatory, contractual, safety, and environmental requirements.
    • Managing operational risks and implementing effective mitigation strategies.
    • Supporting audit processes and ensuring adherence to corporate governance standards.

    Essential Qualifications & Experience

    To be considered for this role, applicants must possess:

    • Bachelor’s Degree in Property Management, Real Estate, Business Administration, Facilities Management, or a related discipline.
    • Professional certifications such as CPM, RICS, IFMA, FMA, or equivalent will be highly regarded.
    • Minimum 7–10 years’ relevant experience in property and facilities management, including senior leadership responsibilities.
    • Demonstrated experience managing commercial and residential property portfolios.
    • Proven expertise in financial management, contract negotiations, stakeholder management, and operational leadership.

    Skills & Attributes

    • Strong strategic planning and decision-making capability.
    • Excellent leadership, communication, negotiation, and interpersonal skills.
    • Strong financial and commercial acumen.
    • Ability to manage multiple priorities in a fast-paced operational environment.
    • Sound knowledge of property legislation, facilities compliance, and risk management practices.
    • Experience using property and facilities management systems and reporting tools.

    Key Performance Measures

    • Success in this role will be measured through:
    • Portfolio financial and operational performance.
    • Tenant satisfaction and retention outcomes.
    • Compliance with safety and regulatory standards.
    • Delivery of operational efficiencies and strategic initiatives.
    • Timeliness and quality of executive reporting and decision support.
