- Repair work includes, but is not limited to, preventive maintenance, electrical troubleshooting, overhaul, and repair of building HVAC and mechanical systems.
- Maintain assigned building systems and equipment to ensure they operate efficiently, safely, and according to design intent while meeting established operational guidelines.
- Inspect equipment regularly to identify wear, potential failures, and operational deficiencies, and perform corrective repairs as needed.
- Maintain and repair specialized or high-profile equipment as assigned.
- Troubleshoot, diagnose, repair, and overhaul equipment such as air handlers, exhaust fans, pumps, VAVs, VFDs, air compressors, vacuum pumps, heat pumps, bearings, electric motors, and other environmental control devices.
- Utilize testing and diagnostic tools to identify mechanical or electrical malfunctions and determine appropriate corrective actions.
- Respond to service requests and emergency maintenance calls to restore HVAC and mechanical systems to proper working condition.
- Install, maintain, modify, or repair air handlers, fan coils, exhaust fans, air compressors, pumps, vacuum pumps, evaporative coolers, belts, bearings, sheaves, and other ventilation and air conditioning equipment.
- Assist with system upgrades, equipment replacements, and modifications to improve system performance and reliability.
- Ensure installations and repairs comply with applicable safety standards, manufacturer specifications, and building codes.
Knowledge, Skills, and Abilities (KSAs):
- Proficiency with Microsoft Word, Microsoft Excel, and various workstation software.
- Familiarity with hand and power tools and with testing and troubleshooting equipment.
- Excellent communication skills.
- Ability to establish and maintain effective working relationships.
- Ability to provide excellent customer service and educate clients on system usage and maintenance.
