Hourly Base Compensation Range: $24.00 - $28.00

JOB OVERVIEW:

The Lead Maintenance Supervisor oversees daily technical operations, preventive maintenance programs, and facility repairs. They bridge the gap between hands-on technical work and strategic management, leading technician teams, managing repair schedules, and ensuring compliance with all safety and building codes.

Direct Supervisor/Manager: Senior Property Manager

Indirect Reporting Relationship (dotted line reporting): Investment Assets Management Manager

POSITIONS BEING SUPERVISED: Maintenance Technicians.

The Lead Maintenance Supervisor will be held accountable for the following operational standards:

Work Orders

• Work Orders
• Ensure routine work orders are completed within 24 hours whenever possible.
• Emergency work orders must be responded to immediately and resolved promptly.
• Maintain a minimum resident satisfaction standard as established by management.
• Apartment Turnovers (Make-Readies)
• Conduct weekly vacant unit inspections with management.
• Maintain accurate make-ready schedules and completion dates.
• Coordinate vendors and maintenance staff to minimize vacancy loss.
• Ensure all vacant units meet company standards prior to release for leasing.
• Complete quality-control inspections before units are marked ready.

Preventive Maintenance

• Conduct weekly property inspections.
• Maintain and update preventive maintenance schedules.
• Complete monthly inspections of mechanical rooms, common areas, hallways, stairwells, and amenity spaces.
• Track recurring maintenance issues and implement corrective action plans.

Safety & Risk Management

• Conduct monthly safety inspections and submit reports to management.
• Ensure all life-safety systems remain in compliance.
• Maintain organized maintenance shops and storage areas.
• Ensure proper handling and storage of chemicals and hazardous materials.

Inventory & Budget Management

• Perform monthly inventory audits.
• Maintain appropriate stock levels to support operations.
• Control expenses and minimize unnecessary purchases.
• Submit invoices and purchase requests timely and accurately.

Team Development

• Train maintenance team members on company policies, safety procedures, and technical skills.
• Conduct regular performance coaching and accountability discussions.
• Promote teamwork, professionalism, and excellent customer service.

QUALIFICATIONS:

• High school diploma or equivalent required.
• Minimum 5 years of multifamily maintenance experience.
• Minimum 2 years of supervisory experience preferred.
• Experience with mid-rise or high-rise communities preferred.
• Strong knowledge of HVAC, plumbing, electrical, appliance repair, and building systems.
• Ability to read technical manuals, blueprints, and equipment specifications.
• Valid driver’s license and reliable transportation.

CERTIFICATIONS:

• EPA Universal Certification (required).
• HVAC Certification preferred.
• Certified Pool Operator (CPO), if applicable.
• OSHA Safety Certification preferred.
• Experience with fire/life-safety systems strongly preferred.
• Minimum of 2 years of multifamily property management experience preferred.
• Strong knowledge of leasing, collections, resident relations, and property operations.
• Experience with property management software (Yardi, RentCafe, OneSite, Entrata, or similar).
• Knowledge of Fair Housing laws and landlord-tenant regulations.
• Strong organizational, communication, and customer service skills.
• Ability to multitask and work in a fast-paced environment.

• Proficient in Microsoft Office Suite.

PHYSICAL REQUIREMENTS

• Ability to walk the property, including stairs and apartment homes.
• Ability to lift up to 25 pounds occasionally.
• Ability to work both indoors and outdoors in varied weather conditions.
• Good level of general education.
• Proficiency in using Microsoft Office and property operation systems.
• English verbal and written communication skills.
• Excellent customer service skills and significant experience in a sales (or host) role in a similar accommodation/hospitality/leisure or reservations/membership environment.
• The ability to create atmosphere, influence people positively and great communication skills.
• Confident in initiating relationships, expressing cultural awareness in communications and negotiation skills to suit audience.
• Proactive approach to problem-solving with a can-do attitude and an ability to act autonomously, eye for detail, taking decisions and/or action when required.
• Proficient at using social media & online and web tools/resources for gathering and presenting research and information.
• Numerical / administrative skills necessary to complete the above activities.

TYPICAL WORKING CONDITIONS:

Lead Maintenance Supervisors work in highly dynamic environments that demand both physical stamina and mental flexibility. Their time is typically split between active on-site repairs and office-based administrative tasks. This position will work a minimum of 40 hours per week; however, they will require flexibility during periods that may call for overtime. Most work will be performed at the property site. Due to the nature of work, they may be required to be on-call on an irregular work schedule, including weekends, early mornings, evenings, and holidays.
