Technical Services Manager

An exciting opportunity has arisen for an experienced Technical Services Manager to join our prestigious Berkeley Square Estate team in Mayfair. Working across a portfolio of landmark and trophy assets, you will play a pivotal role in ensuring the effective technical operation, maintenance, lifecycle management and strategic development of the estate's buildings and infrastructure.

The role will lead on technical service delivery, support newly redeveloped and refurbished buildings entering operation, oversee major maintenance programmes and provide expert guidance to facilities and building management teams. You will work closely with clients, consultants, contractors and internal stakeholders to deliver a best-in-class building operation while supporting sustainability and Net Zero ambitions.

Key Responsibilities

Technical Leadership & Asset Management

• Support the transition and operational integration of buildings following refurbishment and redevelopment projects.
• Develop, maintain and manage lifecycle replacement strategies across the estate and trophy building portfolio.
• Provide technical oversight and specialist support to facilities and building management teams.
• Lead on identifying, diagnosing and resolving plant and equipment performance issues.
• Develop technical specifications for remedial works and capital replacement programmes.
• Support strategic asset planning in collaboration with the client development team and Director.

Maintenance & Contractor Management

• Oversee planned preventative maintenance (PPM) programmes to ensure compliance and service excellence.
• Lead supplier and contractor management across the estate, ensuring contractual obligations are achieved.
• Participate in maintenance service re-tenders and contractor selection processes.
• Oversee mobilisation of maintenance contracts, including implementation of asset tracking and QR scanning systems.
• Monitor contractor performance, service standards, compliance and value for money.

Projects & Building Operations

• Manage and oversee project-led works, ensuring delivery to agreed timescales, budgets and quality standards.
• Provide technical support to large project works and complex building challenges.
• Support site teams with technical queries and operational issues.
• Oversee consultants and specialist advisors engaged across the estate.
• Ensure operational resilience and continuity across all building services.

Compliance & Risk Management

• Ensure all statutory, regulatory and health & safety obligations are met.
• Maintain systems, processes and procedures to support a compliant building operation.
• Conduct regular reviews of technical and operational performance.
• Support risk mitigation strategies and business continuity planning.

Leadership & Stakeholder Management

• Provide leadership, support and direction to facilities and building management teams.
• Build and maintain strong relationships with clients, occupiers and key stakeholders.
• Coach and develop operational teams to ensure high levels of performance and engagement.
• Contribute to achieving KPIs and service delivery standards outlined within client agreements.
• Support the Director and deputise when required.

Sustainability

• Support delivery of the client's sustainability strategy.
• Drive initiatives aimed at reducing carbon emissions and improving energy performance.
• Assist in achieving Net Zero objectives through plant optimisation, lifecycle planning and capital investment programmes.

Skills, Knowledge & Experience

Essential

• Significant experience managing technical facilities management services within commercial property portfolios.
• Strong understanding of mechanical and electrical building services.
• Demonstrable experience overseeing maintenance contracts, lifecycle projects and contractor performance.
• Excellent stakeholder management and communication skills.
• Strong organisational, commercial and project management capabilities.
• Experience managing consultants, contractors and multidisciplinary teams.
• Good understanding of compliance, health & safety, and statutory building obligations.
• Strong IT skills and experience using CAFM and building management systems.
• Managing Agent experience with a solid understanding of building operations and service charge management.
• Applicants must have the legal right to work in the UK.

Desirable

• Time-served Mechanical and/or Electrical apprenticeship.
• Professional qualification in Engineering, Building Services, Facilities Management or related discipline.
• Experience working within premium, trophy or multi-tenant commercial assets.
• Knowledge of sustainability initiatives and Net Zero carbon strategies.
• IOSH, NEBOSH or equivalent health and safety qualification.
