Overview
Kaiya Beach Resort, is hiring a Property Manager to run the property's financials and day-to-day operations. This is a broad, hands-on role: you'll oversee grounds and landscape maintenance, trash removal, and building/HOA maintenance, repairs, and inspections, while representing the property in HOA matters. This position reports to ownership/the developer.
Responsibilities
Financial Management
- Prepare and manage the property's operating budget and P&L
- Review and approve vendor invoices, contracts, and service agreements
- Track and report on maintenance, capital, and HOA reserve spending
- Solicit and evaluate bids for vendors and service contracts
Day-to-Day Operations & Maintenance
- Oversee grounds and landscape maintenance across the property
- Manage trash and waste removal services
- Oversee building maintenance, repairs, and routine inspections
- Schedule and track preventive maintenance and vendor work orders
- Respond to resident/owner maintenance requests and resolve issues promptly
HOA Representation
- Represent the property at HOA board meetings and act as primary liaison to the board
- Track compliance with HOA governing documents, rules, and covenants
- Prepare HOA maintenance and financial reports
- Coordinate HOA-funded repairs, inspections, and capital projects
Developer & Landscape Coordination (Romair Construction)
- Manage developer-owned assets on the property
- Coordinate with vendors and the on-site development group, on landscape installation and design for ongoing and new development phases
- Serve as the on-site point of contact between the developer/construction team and property operations
- Track handoff of newly developed or landscaped areas into ongoing maintenance
Qualifications
- 3+ years of property management experience, ideally with an HOA, resort, or high-end residential community
- Working knowledge of property budgeting, P&L management, and vendor contract oversight
- Experience with HOA governance, board relations, and compliance
- Comfortable coordinating across grounds/landscape crews, maintenance vendors, and construction/development teams
- Strong communication skills for working with owners, residents, board members, and developers
- Organized and detail-oriented, able to manage multiple ongoing projects at once
- Valid driver's license
- Landscape or construction background a plus
- Availability for occasional evenings/weekends for HOA board meetings or urgent property issues

- While performing the duties of this job, the team member is regularly required to walk, stand, and sit 8-10 hours per day and may have exposure to basic cleaning supply chemicals.
- The team member is occasionally required to climb and use balance. Additionally, they will frequently be asked to use their hands and arms to reach, carry, pull, and lift up to 50 lbs. Specific vision abilities required by this job include close vision, distance vision, and peripheral vision.
- While performing the duties of this job, the team member will experience temperature fluctuations (rain, wind, heat, humidity), and moderate to high noise levels.
