Property Manager

Role Purpose

The Property Manager is responsible for supporting Guardian Singapore’s retail expansion and portfolio management. The role manages all aspect of real estate process, including site evaluation, lease negotiations, renewals, lease administration and landlord relationships to support business objectives across our retail network.

Responsibilities

Property & Site Management

- Identify potential retail locations and support site evaluation activities.

- Conduct market research, gather property intelligence and competitive benchmarking.

- Manage lease activities such as new leases, renewals and relocations.

Lease Negotiation Support

- Support lease negotiations with landlords and property representative.

- Coordinate lease documentation and work with legal on agreement completion.

- Provide updates on property pipeline, negotiations, and site progress

Financial Oversight

- Involve in financial analyses, including rental proposals, occupancy costs, return on investment (ROI), and payback assessments to support property decisions.

- Prepare property budgets, ensuring expenditure is aligned with business plans.

- Identify opportunities to improve portfolio profitability through lease restructuring, rental savings, and commercial negotiations.

Stakeholder Collaboration

- Maintain strong positive relationships with landlords, developers and property consultants.

- Coordinate with internal stakeholders such as Operations, Finance, Legal, Commercial, Projects and Marketing to support retail growth strategies and ensure smooth execution.

- Provide updates on property pipeline, negotiations, and site progress

Reporting & Administration

- Maintain accurate property records, databases and reports with Property Administrator.

- Monitor property KPIs and provide regular updates.

Key Competencies/ Skills

- Bachelor's degree in Real Estate Management, Business Administration, or a related field.

- 5 - 8 years of experience in property management, knowledge of the health and beauty industry is a plus.

- Experience working with landlords, developers, property consultants and manging multiple retail stores.

- Strong negotiation skills and expert in securing favorable lease terms and manage landlord relationships effectively.

- Knowledge in budgeting, cost management, and ROI analysis.

- Proactive in resolving property challenges and optimizing resources.
