25 Design LLC works with Get Air Sports who is a growing family entertainment business seeking a Construction Project Manager to lead projects from initial site evaluation through opening. The portfolio includes new-site development, renovations of existing locations, capital improvements, and the relocation of equipment.
This is an owner-side project management role. You will be responsible for keeping projects on schedule, within approved budgets, and aligned with our operational, design, safety, and quality standards. You will work closely with our internal design, procurement, finance, operations, and installation teams while sourcing and managing local general contractors, specialty contractors, consultants, and permitting partners.
Most of the locations occupy leased commercial buildings. Success benefits from the ability to coordinate effectively with landlords, property managers, architects, contractors, vendors, and local authorities.
What you'll do
Project planning and execution
- Manage multiple construction and facilities projects from site due diligence, feasibility, budgeting, and pre-construction through installation, turnover, and final closeout.
- Develop and project scope, maintain project budgets, and milestone schedules.
- Conduct or coordinate site surveys, existing-condition assessments, utility reviews, constructability reviews, and preliminary cost estimates.
- Coordinate work in operating locations to minimize disruption to guests, employees, and business operations.
Contractor and vendor management
- Identify, prequalify, and source qualified local general contractors, subcontractors, consultants, and specialty installers in project markets.
- Prepare bid packages and requests for proposals; manage competitive bidding, scope leveling, contractor selection, and contract negotiations.
- Direct and hold contractors accountable for schedule, quality, safety, budget, cleanliness, and compliance with approved plans.
- Lead project meetings and resolve field conflicts, design questions, RFIs, submittals, long-lead-item issues, and construction delays.
- Verify punch-list completion, warranties, lien releases, as-built documentation, operating manuals, and final project closeout.
Permitting and compliance
- Serve as the primary construction liaison among internal design, external architects and engineers, contractors, equipment suppliers, and authorities having jurisdiction.
- Source and manage architects, engineers, expediters, inspectors, and other professionals needed to obtain permits and approvals.
- Coordinate building, demolition, electrical, mechanical, plumbing, fire-protection, fire/life-safety, signage, health, and occupancy approvals as applicable.
- Track plan reviews, permit comments, inspections, corrections, certificates of occupancy, and other jurisdictional requirements.
Equipment installation
- Coordinate the delivery, installation, removal, relocation, and commissioning of entertainment equipment, including trampolines, obstacle courses, inflatables, decking, flooring, padding, netting, and related systems.
- Partner with the company’s internal installation employees as needed to plan site access, freight, staging, equipment, labor, sequencing, and on-site logistics.
- Manage turnover to operations, including inspections, training coordination, punch lists, warranties, spare parts, and closeout documentation.
Financial and executive reporting
- Own project cost control, including original budgets, commitments, forecasts, invoices, contingencies, change orders, and projected final cost.
- Partner with procurement on vendor selection, purchase orders, material lead times, logistics, and delivery schedules.
- Provide concise reporting on project health, schedule, budget, risks, decisions, and required executive actions.
