Facilities Manager
Role Overview
The Maintenance Manager is responsible for leading the planning, coordination, and execution of maintenance activities for production equipment, facilities, and supporting infrastructure. This position ensures equipment reliability, maximizes uptime, and minimizes operational disruptions through effective preventive maintenance programs, continuous improvement initiatives, and sound asset management practices. The Maintenance Manager leads a team of maintenance professionals, oversees contractors and capital projects, and works cross-functionally with operations to support production goals, safety objectives, and long-term business success.
What You'll Do
- Lead by example in promoting a strong safety culture and ensuring compliance with company policies and regulatory requirements.
- Manage, coach, develop, and evaluate maintenance personnel, including hiring, training, performance management, and succession planning.
- Leverage CMMS (Maintenance Connection) to prioritize, schedule, assign, and track maintenance activities.
- Partner closely with production and operations teams to communicate equipment status, prioritize repairs, and coordinate planned maintenance activities.
- Develop, implement, and continuously improve preventive and predictive maintenance programs to maximize equipment reliability and uptime.
- Supervise the installation, maintenance, troubleshooting, and repair of manufacturing equipment and facility systems.
- Oversee maintenance of electrical systems, PLC controls, hydraulic systems, compressed air systems, HVAC equipment, and facility infrastructure.
- Manage outside contractors, including vendor selection, project scope development, scheduling, performance monitoring, and cost control.
- Support capital expenditure planning by identifying facility and equipment needs, developing budgets and project scopes, and managing approved projects through completion.
- Maintain appropriate spare parts inventory levels and ensure critical replacement components are available when needed.
- Drive continuous improvement initiatives focused on reliability, efficiency, cost reduction, and operational excellence.
- Analyze equipment failures and maintenance trends to identify root causes and implement corrective actions.

- Optimize preventive maintenance programs and CMMS utilization.
- Establish effective maintenance planning and scheduling processes.
- Successfully execute facility and equipment improvement projects on time and within budget.
- Develop maintenance team capabilities through coaching, training, and accountability.
- Strengthen vendor and contractor relationships while controlling maintenance costs.
- Foster a proactive, reliability-focused maintenance culture.
What You'll Bring
Must-Haves
- Associate's Degree in Engineering Technology, Facilities Management, Maintenance Technology, or a related technical field.
- 5+ years of maintenance experience in a manufacturing or industrial environment.
- 5+ years of supervisory or leadership experience.
- Experience overseeing preventive and predictive maintenance programs.
- Strong knowledge of electrical controls, drives, motors, PLC ladder logic, and industrial automation systems.
- Strong hydraulic systems expertise, including pumps, controls, valves, and related equipment.
- Proficiency with CMMS software, preferably Maintenance Connection.
- Proficiency with Microsoft Office applications.
- Proven ability to lead teams, manage priorities, and effectively communicate across all levels of the organization.
Nice-to-Haves
- Bachelor's Degree in Engineering, Industrial Technology, Facilities Management, or a related field.
- Experience in heavy manufacturing environments.
- Lean Manufacturing, Six Sigma, or reliability-centered maintenance experience.
- Experience managing capital improvement projects and budgets.
- Knowledge of utility systems including boilers, HVAC, compressed air, and facility infrastructure.
- Professional certifications in maintenance, reliability, or facilities management.
Location, Travel & Compensation
- On-site position based in North Baltimore, Ohio.
- Ability to travel up to 10% as needed.
- The estimated salary range for this role is dependent on experience, qualifications, and overall fit.
