Commercial Construction Superintendent - Healthcare

Job Description:

A Superintendent directs the workflow of the project on site consistent with the project schedule and HITT safety and quality standards. Within HITT's Healthcare group, the Superintendent oversees construction of hospitals, ambulatory care facilities, medical office buildings, imaging and laboratory spaces, and renovations within occupied healthcare environments, where patient safety, infection prevention, life safety, and continuity of operations are critical to client success. The Superintendent provides leadership and serves as the liaison between project team members, communicating project priorities to site staff and all subcontractors as the primary on-site leader.

Responsibilities

• Understand and administer the HITT safety program across all subcontractors, including prompt reporting/investigation of incidents, with particular attention to occupied healthcare spaces, infection-control barriers, interim life-safety measures, egress, and utility shutdowns, including documented pre-task planning, daily safety engagement, and immediate correction of unsafe conditions
• Maintain HITT quality standards for all aspects of the project, including compliance with infection-control requirements, healthcare codes, medical gas standards, and owner-specific facility protocols; verify work against approved drawings, specifications, submittals, mockups, testing requirements, and manufacturer instructions
• Maintain daily logs of activities and site conditions, manage the punch list, and drive the closeout process through owner/architect and facilities-team acceptance
• Partner with the project manager to develop, maintain, and communicate the master schedule and rolling three-week look-ahead, coordinating phased work, infection-control measures, shutdown windows, inspections, commissioning, and turnover while ensuring proper installation methods and sequencing
• Maintain strong working relationships with all subcontractors, including specialty trades for medical gas, controls, nurse call, low-voltage, and healthcare equipment systems, while ensuring subcontractors are treated fairly
• Maintain current field documentation, including daily reports, inspection records, photographs, as-built conditions, and shutdown logs; understand subcontractor scope to avoid unnecessary change orders; and identify/resolve problems early given the complexity of healthcare systems and occupied-space coordination
• Develop and organize the site team and logistics, maintain temporary facilities/utilities and required infection-control and life-safety provisions, and identify/expedite long-lead items critical to healthcare project delivery
• Collaborate with the project manager, site team, facility representatives, and clinical stakeholders throughout the project to anticipate issues before they affect patient care, schedule, or cost
• Implement and continuously verify infection-control risk assessment and interim life-safety measures, including containment, negative-air performance, pressure monitoring, housekeeping, egress, and documented daily inspections
• Develop and execute detailed method-of-procedure plans for utility shutdowns, tie-ins, energization, and other high-risk activities, including advance approvals, notifications, contingency planning, and post-work verification
• Lead field coordination of MEP systems, medical gas, controls, low-voltage systems, owner-furnished equipment, above-ceiling work, and access requirements; confirm installation sequence and service clearances before work is placed
• Coordinate with the design team, facility representatives, authorities having jurisdiction, and third-party inspectors to resolve field conditions, RFIs, inspections, and code-compliance issues promptly
• Lead site readiness for inspections, testing, commissioning, training, owner acceptance, and phased turnover; maintain complete as-built and closeout information throughout the work rather than deferring it to project completion

Qualifications

• Four-year degree in construction, engineering, or business strongly preferred; additional work experience accepted in lieu of a degree
• 5+ years of commercial construction experience with a general contractor; demonstrated healthcare construction experience required, with occupied acute-care renovation experience strongly preferred
• Renovations, service work, occupied-space work, night/weekend work, and fast-paced project experience all a plus
• Strong command of building processes and field best practices; working knowledge of ICRA, interim life-safety measures, healthcare inspection processes, and applicable life-safety and medical gas requirements
• Ability to organize people, tools, and time to meet tight deadlines while protecting patient safety, clinical operations, and required facility access
• Project lead/superintendent experience preferred, ideally on technically complex healthcare or occupied-facility projects
• Proficiency with MS Office (Project, Excel, Word, Outlook, PowerPoint), Procore, Adobe, Bluebeam
• OSHA 30 Certification required
• ASHE Healthcare Construction Certificate or Certified Healthcare Constructor credential preferred
• Ability to read and coordinate architectural, structural, MEP, controls, medical gas, and equipment drawings and specifications
• Availability for project-required off-hours work, shutdowns, weekends, and travel, as applicable
• Ability to walk/stand for long periods; lift up to 50 lbs

In accordance with Virginia Senate Bill 215 (SB 215), the base salary range for this position is:

$90,000.00 - $137,000.00

Compensation in other cities and states may vary. The determination of salary is based on the candidate’s individual professional experience, qualifications, education, skills, and training.
