We are looking for an experienced Quantity Surveyor to manage all aspects of cost estimation, contract administration, and financial oversight for construction projects in Paphos Cyprus. The ideal candidate will have a strong understanding of local construction laws, excellent negotiation skills, and the ability to work collaboratively with stakeholders to ensure projects are completed on time and within budget.
Responsibilities:
- Prepare accurate cost estimates, budgets, and bills of quantities (BOQ) for construction projects.
- Monitor project costs, track variations, and prepare interim and final valuations to ensure financial control.
- Collaborate with architects, engineers, and project managers to resolve cost-related issues and ensure alignment with project goals.
- Manage final accounts, including settlement of contractor claims and dispute resolution.
- Stay updated on market trends, material costs, and industry best practices in Cyprus.
- Prepare detailed reports for stakeholders on project financial performance and cost forecasts.
- Ensure compliance with Cyprus construction regulations, building codes, and health & safety standards.
- Conduct risk assessments and implement value engineering strategies to optimize project costs.
- Administer contracts, including drafting tender documents, evaluating bids, and negotiating terms with contractors and suppliers.
Requirements:
- Education: Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
- Certifications: Membership with the Cyprus Scientific and Technical Chamber (ΕΤΕΚ) or internationally recognized certifications (e.g., RICS) is a plus.
- Regulatory Knowledge: Familiarity with Cyprus construction laws, tendering processes, and contract types (e.g., FIDIC).
- Soft Skills: Strong analytical, negotiation, and communication skills; attention to detail; ability to work under pressure.
- Languages: Fluency in English and Greek (written and spoken) is essential.
- Technical Skills: Proficiency in QS software (e.g., CostX, Bluebeam, AutoCAD) and Microsoft Office Suite (Excel, Project).
- Experience: Minimum 5 years of experience as a Quantity Surveyor, preferably in the Cyprus construction industry.
Preferred Qualifications
- Experience with BIM (Building Information Modeling).
- Knowledge of sustainable construction practices and green building certifications.
- Experience working on large-scale infrastructure or commercial projects in Cyprus.
