Job Summary:
The primary purpose of this position is to ensure the organization's real property Eustis, State Center, University commercial buildings and Rezek is properly maintained. This includes performing detailed property and maintenance inspections and keeping all documentation up to date.
- Responsible for the planning and administration of LSS policies and procedures in support of LSS' mission and vision statement.
- Perform annual inspections.
- Oversee maintenance team.
- Create and maintain a five-year capital plan, including cost estimates.
- Manage all capital projects to maintain properties though ongoing maintenance and necessary capital improvements with a focus on impact to the enviornment and safety.
- Identify contractors, obtain competing bids, decide on vendors, hire contractors and provide work direction during capital projects.
- Provide direction, leadership, and support to all LSS Lines of Service as it relates to property maintenance and capital improvements.
- Ensure that LSS maintenance employees are properly trained on day-to-day maintenance of buildings.
- Responsible for managing the Administrative Supervisor of the front desk team.
- Participate at all Buildings Safety and Wellness Committee meetings.
Qualifications and Requirements:
- Bachelor's Degree is Business Administration, Facilities Management or other related field. Relevant experience of five or more years may substitute education.
- 3-5 years relevant work experience, including project management.
- 1 year supervisory experience preferred.
- Strong customer service skills.
- Prefer a construction background, hands-on building maintenance experience and familiarity with IBC International Building codes and local building codes.
- Working knowledge of Microsoft Suite, building automation software, security system software, OSHA compliance and building mechanical systems.
- Experience in negotiations with management.
- Knowledge of applicable local, state and federal codes/regulations.
- Strong verbal and written communication skills.
- Work experience in equipment procurement, building layout, staff relocation logistical planning, and equipment utilization preferred.
- Ability to read and understand architectural and engineering documents (mechanical, structural, civil and electrical) preferred.
- Valid driver's license required.
