    Overview of the Role

    Key responsibilities:  

    • Manages land plot, tenant and other databases associated with the administration of the land portfolio and leases in Romania.
    • Manages correspondence with tenants, lease agreements and rent invoicing.
    • Manages the modelling around acquisition, swap, sell and lease projects offering support to the Regional Managers, and to the Country Manager.
    • Interaction with the Accounting and Legal and Consultancy service providers as needed to ensure property transactions, lease agreements and rent invoicing are progressed to achieve fund strategy and objectives.

    Asset Management

    • Assist where possible in the delivery of the numerical and soft targets set for Europe as a whole
    • Ensure the implementation of the Romania go forward strategy for Ziemia.
    • Ensure close monitoring of tenants/OUAI members and tenant/ OUAI members arrears/contributions with a pro-active approach to problem solving and improvement, where pos 
    • Assist in adding new property acquisition, swaps and sales to the database and ensure that any related change to the tenants is updated in the lease agreements and that the service providers are informed of these changes. 
    • Provide timely and accurate information to the regional portfolio managers to help them maintain the collection level of annual rent above 98%.
    • Work closely with the regional portfolio managers to prepare and submit clear acquisition, swap and sale proposals in line with the strategy and the financial model and applications.
    • Prepare and support other staff in preparing all the relevant information for the annual external property valuations.
    • Prepare the consolidated evaluation reports for the whole portfolio based on the valuation of appraisers’ reports to be submitted as part of the year end closing procedure.
    • Lead and prepare the Romanian portfolio information for the quarterly reports for submission to the group portfolio team such as budgets.
    • Monitor vacant land and work closely with the regional portfolio managers in the reduction of any unleased land.
    • Maintain the property database in a timely and accurate manner to support management decision process.
    • Manage the title insurance process together with the law firm.

    Finance

    • Prepare and present materials on the relevant portfolio management activity to visitors such as WGE management and / or investors.
    • Support, prepare and organize in a timely and accurate manner the documents for accounting, including issuing invoices for leases, land tax, lease payments status, and other documents as required.
    • Monitor and support the yearly financial audit process together with the accounting department
    • Prepare pricing calculations for all transactions (sale, divesture, swaps).
    • Full responsibility for checking the accuracy for suppliers' invoices
    • Responsible with all banks related tasks such as cash management and deposits and overnights, user access for all group companies, KYC process and UBO yearly updates

    Qualifications & Experience Required 

    • Good finance, accounting skills 
    • IT skills, particularly excel, word for database management.
    • Good knowledge of general office equipment and communication systems.
    • Undergraduate or graduate degree in Agricultural Business or Finance preferred.
    • Farming or Real Estate / Property background or knowledge desirable.
    • Fluency in Romanian and English essential with an additional language an advantage.

    • Good at adhering to tight deadlines and managing time and priorities settings.
    • Ability to prioritise work streams for efficient workflows to meet deadlines.
    • Discretion and confidentiality concerning the activities of the company
    • Initiative, proactively originating ideas and providing suggestions for solutions.
    • Good written and oral communication skills, maintaining a positive, enthusiastic attitude.
