Associate Property Manager / Property Manager

Position Summary

We’re hiring for two levels of our property management team in Panama City Beach: Associate Property Manager and Property Manager. Both roles focus on caring for homes, building owner trust, and working with our teams to resolve issues and improve the guest experience. The scope of responsibility will reflect each person’s experience.

The Associate Property Manager will support owner communication, property inspections, maintenance coordination, and follow-through across an assigned group of homes. This role is a good fit for someone with hospitality experience who is ready to grow into greater ownership of a portfolio.

The Property Manager will independently manage owner relationships and the needs of an assigned portfolio. This person will lead communication on complex issues and projects, anticipate owner needs, and recommend improvements that strengthen each home’s performance and presentation.

At either level, you’ll succeed by listening carefully, communicating clearly, staying organized, and following through on what you promise.

Responsibilities

• Inspect properties, especially before owner arrivals, to maintain high standards of cleanliness, presentation, and functionality.
• Build relationships with owners through regular updates, clear expectations, and responsive service.
• Coordinate with vendors and internal teams to resolve maintenance and property concerns.
• Track projects through completion and keep owners informed of progress.
• Review guest feedback and property trends to identify opportunities for upgrades and improvements.
• Address owner concerns calmly and professionally.
• Use tools such as Microsoft Teams, Breezeway, Reva, and internal databases to keep work organized and information current.
• Prioritize competing needs while maintaining attention to detail and dependable follow-through.
• Collaborate with onsite teams and support a positive, coachable team culture.

Property Managers will take primary responsibility for their assigned owner relationships and portfolio, including more complex concerns, larger projects, and proactive recommendations. Associate Property Managers will build toward that level of responsibility with support from experienced team members.

Qualifications

Associate Property Manager

• Hospitality, vacation rental, customer service, or property operations experience preferred.
• Strong communication and organizational skills.
• Willingness to learn property standards, take ownership of tasks, and follow through.

Property Manager

• At least 2 years of direct hospitality experience, such as vacation rentals, hotels, or property management.
• Experience managing client or owner relationships, coordinating projects, and resolving service concerns.
• Ability to work independently, balance competing priorities, and identify ways to improve a property.

Compensation & Benefits

• Associate Property Manager: $45,000–$55,000 annually, depending on experience
• Property Manager: $50,000–$65,000 annually, depending on experience
