Grounds Keeper /Handyman

The Grounds Keeper/Handyman is responsible for maintaining the cleanliness, appearance, and overall upkeep of the property by performing groundskeeping, cleaning, and basic maintenance duties. The role ensures that outdoor and common areas, building entrances, mechanical and service rooms, and landscaped areas are clean, safe, and well-maintained, while assisting vendors and contractors as needed. This position supports the smooth operation of the property through attention to detail, reliability, and a commitment to maintaining a professional environment for tenants and visitors.

Main Responsibilities:

• Ensures removal of all garbage bins around the premises and replace trash liners.
• Periodically checks all sidewalks, entryways, and walkway areas to be sure they are clear of any dirt and debris.
• Ensure the wash down of all windowsills.
• Clean and maintain all driveway entrances to the building.
• Clean and maintain electrical room, mechanical room, AC rooms, pump rooms and generator rooms.
• Clean and maintain all glass doors as necessary.
• Waters and maintain all plants and green areas on property.
• Assist contractors and vendors on property as necessary to maintain stock levels of cleaning chemicals, garbage bags and all supplies.
• The Grounds Keeper is expected at the established work start time. If the Grounds Keeper is unable to attend work, it is the responsibility of the Grounds Keeper to inform the property manager or the principal, before the scheduled starting time, of the absence. • The Grounds Keeper must always be presentable as tenants and visitors have expectations. The Grounds Keeper must always remain in the assigned work/break areas.
• Responsible for any additional duties assigned by Management.

Key Qualifications & Experience:

• Minimum high school diploma or equivalent
• Minimum of 1-2 years’ work experience in customer service or equivalent role
• Demonstrated written and verbal communication
• Interpersonal and customer service skills
• Ability to work in a self-motivated environment with little supervision
