Purpose: The Estimator serves as a technical specialist and subject matter expert responsible for conducting accurate cost estimation of time, materials, labor, and equipment quantification for commercial roofing projects, wall panel projects, and coating projects. This role ensures the organization's bids are thorough; capturing all essential elements of the opportunity via roof tech checklist information, blueprints and drawings, and specification manuals when available. The priority of an Estimator is to present a viable and accurate bid proposal that is competitive, rigorously assessed for risk, and accurately scoped to maximize project profitability and successful completion. This role plays a critical part in both external and internal client relations, project management, and overall project consultancy to ensure client expectations are met and projects are delivered safely, efficiently, and on target.
- Estimation and Quantification: Assess and analyze roof tech checklists, project documents, blueprints, and plans to prepare precise cost estimates for commercial roofing systems, including managing take-offs from bid documents and field notes.
- Cost Research and Sourcing: Conduct detailed research on current labor costs, material pricing, and production times, utilizing specialized software for data analysis and accurate forecasting. Solicit, compare, and analyze material quotes from manufacturers and suppliers to ensure competitive project pricing.
- Risk and Profitability Analysis: Identify and thoroughly mitigate potential risks, uncertainties, and hidden costs in project bids and pricing strategies. Apply excellent understanding of project costing and profitability analysis to ensure estimates support profitable company growth.
- Site Verification: Conduct roof surveys and travel to work sites as necessary to inspect existing materials, gather accurate data, and verify site conditions that impact project scope and cost.
- Technical Communication and Presentation: Prepare detailed summaries of the scope of work, cost breakdowns, comprehensive reports, and bid packages. Present and technically explain estimates and scope limitations to clients and internal stakeholders, answering questions and addressing concerns regarding project costs.
- Present project information during a technical review with senior estimator, verifying all aspects of the project are considered and calculated.
- Present project scope of work, details, and finalized estimate during bid review process to align internal stakeholders before presenting bid/proposal to client.
- Coordinate preconstruction handoff meetings to ensure information and communication flows efficiently and effectively to the operational teams executing the work.
- Technology Mastery: Utilize and champion The Edge estimating software, digital takeoff tools, and associated technologies for efficient measurement, analysis, and bid generation.
- Technical Mentorship: Collaborate with fellow preconstruction team members, advising on complex estimation problems and best practices.
- Coordinate and attend regular production meetings (internal and external) and advise and guide to ensure quality, safety, and profitability are maintained throughout the project.

Tools for the Job:
Required:
- Minimum 2 years experience in Edge Estimating Software performing takeoffs, condition building, labor calculations, and materials calculations
- Proven experience in commercial roofing estimation, with a strong track record of successful project bids.
- Proven understanding of the following roofing systems:
- Single Ply: EPDM/TPO/PVC
- Multi-Ply: BUR cold applied
- Wall Panels: hidden and exposed fasteners
- Roof Coatings
- Standing Seam Metal Roofing
- Tapered Insulation systems
- Excellent understanding of project costing, risk assessment, and profitability analysis. Minimum of ten years of experience.
- Proven track record of delivering successful projects on time and within budget.
- Excellent communication and negotiation skills, including the ability to communicate effectively with stakeholders at all levels of the organization.
- Ability to work effectively in a team environment and foster collaboration among team members.
- Excellent organizational and multitasking abilities to manage multiple projects and deadlines simultaneously.
- Math and problem solving are critical.

- Bachelor's degree in construction management, engineering, or a related field or experience.
- A valid certification, like Certified Professional Estimator (CPE)
