Location: Remote position located in Williamson County (Brentwood, Franklin, Nolensville), Davidson County (Nashville, Hermitage, Brentwood), or Wilson County (Mt. Juliet, Hermitage) 

Schedule: Monday - Friday 8-5 PM, nights and weekends as needed for emergencies

Job Summary

The Rental Property Manager is responsible for managing the assigned portfolio. This role ensures strong tenant and owner relationships, oversees leasing and daily operations, and ensures compliance with company policies, management agreements, and applicable laws. The Property Manager functions as the primary point of contact between owners, tenants, and vendors while maintaining accountability for occupancy, collections, and service quality.

Role and Responsibilities

MARKeting & leasing

• Responsible for marketing a property with the goal of maximizing occupancy rates.
• Responds to all leads, builds rapport with potential tenants, and conducts tours of the property.
• Monitor lease renewals & negotiate new lease terms in accordance with company policy and owner direction.
• Ensures all advertising complies with Fair Housing laws and company guidelines.

OPERATIONS & TENANT RELATIONS

• Oversee daily operations including leasing, rent collection, maintenance coordination, and resident concerns.
• Ensure lease agreements and property maintenance comply with internal policies, management agreements, and external regulations.
• Provide timely correspondence and updates to both owners and tenants.
• Enforce lease terms consistently, including pursuing collections and coordinating with attorneys as needed for eviction filings (per owner authorization & company policy).

Financial oversight

• Review tenant ledgers for accuracy and follow up on delinquencies.
• Review monthly owner statements to ensure accuracy and provide explanations to owners as needed.
• Monitor rent payments and implement proactive collection strategies.
• Recognize property-specific authority limits and seek owner approval where required.

Maintenance coordination

• Coordinate maintenance projects, repairs, and unit turn with assistance of company maintenance personnel.
• Monitor completion of maintenance work completed to ensure it is properly handled.
• Track work order completion to maintain unit turn-time and resident satisfaction goals.
• Other duties as assigned.

Compliance & risk management

• Maintain knowledge of and compliance with Fair Housing, ADA, and state and local real estate laws, including licensing and security deposit regulations.
• Ensure property level compliance with local and state rental requirements
• Maintain accurate records of leases, tenant files, correspondence, and legal notices.

Reporting & Communication

• Serve as the primary liaison between owners, tenants, and vendors.
• Escalate issues to supervisor when decisions exceed authority limits.

Other Duties as Assigned.

Requirements/Skills

• Licensed Real Estate Agent/Salesperson
• Two years of rental property management to include:
  • Leasing Units
  • Overseeing Maintenance & Vendors
  • Tenant & Owner Relations
• Ability to establish and meet deadlines in a fast-paced environment.
• Excellent written and verbal communication skills.
• Strong organizational skills and high attention to detail.
• Knowledge of Landlord Tenant Act, Affordable Housing & Fair Housing Guidelines.
• Proficient in Microsoft Office applications.

Preferred Skills

• Experience with AppFolio, or other client relationship management software preferred.
• Ability to read and understand basic accounting reports such as general ledgers, balance sheets, & owner statements.

Physical Requirements

• Ability to drive to and from several locations on occasion.
• Ability to withstand prolonged periods sitting at a desk and working on a computer.
• Must be able to sit, stand, walk, and bend for prolonged periods.

Pay Range

The estimated starting pay range for this role is $45,000 - $55,000 per year. This good faith estimate is based upon RowCal's typical starting pay range for this role. Actual pay range depends on many factors including each employee's qualifications and market conditions and is subject to change.
