    Job description

At Warren Beach Rentals, we believe the little things make a BIG difference. From a perfectly stocked kitchen to a sparkling-clean condo with everything working just right, our Inspectors help make sure every guest walks through the door and thinks, “Wow!”

As a Property Inspector, you'll be the boots-on-the-ground quality expert making sure our vacation homes are clean, comfortable, functional, and guest-ready. You'll travel throughout beautiful Panama City Beach, work with our cleaning and maintenance teams, solve problems on the fly, and help create memorable vacation experiences for our guests and property owners.

If you're someone who notices the crooked picture frame, catches the dripping faucet, and takes pride in leaving things better than you found them—you might be exactly who we're looking for!

    What You'll Do

    • Travel between vacation rental properties throughout your assigned territory, managing your time efficiently and responding to issues as they arise.
    • Perform detailed property inspections to make sure homes meet Warren Beach Rentals' cleanliness, quality, and presentation standards.
    • Check cleaning and turnover quality, including linens, supplies, appliances, electronics, furniture, and overall property presentation.
    • Handle small maintenance repairs such as changing light bulbs, fixing minor plumbing issues, tightening hardware, and tackling other basic repairs.
    • Identify and report larger maintenance issues, documenting problems and communicating them quickly to the appropriate maintenance team or contractor.
    • Prepare properties for guest and owner arrivals by completing final walkthroughs and making sure everything is ready before check-in.
    • Stage and stock properties so they look inviting, feel comfortable, and have everything guests need for their stay.
    • Manage property inventory, including linens, toiletries, kitchen supplies, and other guest essentials.
    • Deliver items to guests when needed and provide friendly, helpful service that keeps their vacation experience on track.
    • Maintain accurate inspection and maintenance records so our team always knows what's happening at each property.
    • Partner with cleaning and maintenance teams to keep turnovers running smoothly and resolve issues quickly.
    • Be a problem-solver. Things don't always go according to plan in vacation rentals, and we're looking for someone who can think on their feet.
    • Perform other duties as assigned.

    What We're Looking For

We're looking for someone who is dependable, hands-on, detail-oriented, and comfortable working independently.

    • Previous experience in property management, vacation rentals, hospitality, maintenance, or a related field is preferred.
    • Valid driver's license.
    • Reliable transportation to and from work and between properties.
    • Basic knowledge of maintenance, repairs, tools, and troubleshooting.
    • Strong communication and interpersonal skills.
    • Excellent attention to detail—you notice the things others miss.
    • Ability to work independently, prioritize tasks, and manage your time effectively.
    • Positive, can-do attitude and willingness to jump in wherever needed.

    This Job Is Active

This isn't a desk job—and that's part of the fun. You'll spend your days moving between beautiful vacation properties and staying on your feet.

    You should be comfortable with:

    • Bending, kneeling, squatting, and reaching frequently.
    • Lifting and carrying items up to 50 pounds.
    • Walking and standing for extended periods.
    • Using basic tools and equipment for minor repairs.
    • Navigating stairs, uneven terrain, and a variety of property layouts.
    • Climbing ladders and accessing areas such as attics, roofs, and high shelves when needed.
    • Working both indoors and outdoors.
    • Working in varying weather conditions, including the Florida heat.
    • Seeing and identifying cleanliness, maintenance, inventory, and property-condition issues.

    Schedule

    • 5-day work week, unless otherwise noted in your offer letter.
    • Typical business hours are 9:00 AM–5:00 PM.
    • Weekend availability is required.
    • Some on-call shifts may be required.
    • Flexibility is important—we're in the vacation business, and our guests don't always vacation Monday through Friday.
