Job Summary

Responsible for executing pricing and revenue optimization activities across an assigned portion of the Waterton Residential portfolio. This role analyzes market and property performance, recommends pricing actions, supports ancillary rent programs, and partners with Operations to improve revenue outcomes while managing risk.

How you will contribute to our team:

Revenue Management & Pricing

• Execute revenue management practices across an assigned portfolio of multifamily communities.
• Review pricing recommendations, market conditions, leasing activity, occupancy, exposure, and revenue targets to recommend property-level pricing actions.
• Use the REBA Rent pricing model and related tools consistently, escalating system, data, or strategy issues as needed.
• Analyze unit-level, amenity, and lease-term pricing to support revenue objectives and competitive positioning.
• Prepare competitive set analyses, market research, and pricing support for acquisitions, budgets, forecasts, and business plans.
• Partner with community and regional operations leaders through recurring pricing calls and day-to-day follow-up.
• Monitor key performance indicators, identify trends, and recommend adjustments to improve property and portfolio performance.
• Support pricing strategies for renovations, value-add initiatives, lease-up activity, and other property-specific needs.
• Investigate pricing and revenue performance issues, document findings, and coordinate solutions with internal partners and vendors.
• Maintain accurate pricing documentation, reporting, and follow-up for assigned communities.
• Provide training and guidance to community teams on pricing tools, processes, and best practices.
• Support additional pricing, demand management, reporting, and systems initiatives as assigned.

Ancillary Rent & Risk Optimization

• Monitor ancillary rent programs for assigned communities and recommend adjustments based on market conditions and portfolio goals.
• Coordinate with vendors and internal partners on pricing, implementation, reporting, and issue resolution for ancillary rent programs.

• Identify opportunities to improve ancillary rent performance while maintaining competitive positioning and a consistent resident experience.

• Analyze screening, delinquency, and related portfolio data to identify trends and support recommendations that reduce financial risk.

Collaboration & Communication

• Build effective working relationships with Operations, Asset Management, Analytics, Capital, Acquisitions, and other stakeholders.
• Communicate pricing recommendations and supporting analysis in a clear, concise, and persuasive manner.
• Manage multiple priorities and deadlines in a fast-paced environment while maintaining accuracy and follow-through.
• Apply sound judgment, escalate material risks, and adapt recommendations as business or market conditions change.
• Contribute ideas and analysis that improve revenue management processes, tools, and reporting.

What You’ll Bring- Desired Skills and Experience

• Bachelor's degree, or equivalent experience
• Three (3) years of experience in pricing and revenue management, financial analysis or related field.
• Experience in property management revenue management strongly preferred.

• Working knowledge of revenue management pricing models. Experience with REBA Rent preferred.

• Advanced skill set with Microsoft Office to include Word, Excel, PowerPoint and Outlook
• Strong analytical and investigative skills and attention to detail
• Exceptional communication skills and adept at presenting complex ideas and information in a professional, concise and well-organized way
• Travel may be required up to 25%

The typical base salary hiring range for this role is $100,000.00-$135,000.00 per year, plus bonus program participation.

The pay range is a base pay only and does not include any additional compensation or bonuses that this position may be eligible for. The pay range is approximate, and the actual pay may vary depending on related work experience, certifications, education, and other job-related factors.
