Dynamic, rapidly expanding property management company seeks maintenance technician for beautiful housing complex home to many diverse residents. Maintenance technicians are instrumental to the community and add value by ensuring all general maintenance duties are completed in a professional, positive manner, exhibiting excellent customer service and upholding company standards.
Responsibilities:
- Apartment Maintenance & Turns: Timely complete service requests in occupied apartments. Turn vacant apartments to make them ready for leasing, which includes removing trash and debris from vacant units and assisting the bailiff with evictions.
- Core Trade Skills (Plumbing, Electrical, HVAC): Perform basic plumbing work (repairing/replacing faucets, commodes, water heaters, and unclogging drains) and basic electrical work (replacing switches, fixtures, ceiling fans, and locating shorts). Troubleshoot and replace HVAC components, and repair basic appliances (stoves, refrigerators, dishwashers, and washers/dryers). Lift up to 50 pounds and climb ladders to various heights required.
- Carpentry & Painting: Execute carpentry tasks including repairing or replacing drywall, doors, trim molding, cabinets, countertops, and tile work. Paint and touch up units as needed, and repair or replace window glass and screens.
- Property Grounds & Safety: Maintain common hallways, community rooms, and operable exterior lighting (replacing bulbs, timers, photocells, and ballasts). Perform general grounds duties such as picking up trash, weeding, planting, and sweeping. Remove ice and snow from walkways, porches, and drives as necessary for safety.
- Preventative Maintenance & Inventory: Perform routine preventative maintenance to ensure that machines, tools, and equipment continue to run properly.
- Compliance & Reporting: Complete work required by municipalities and building inspectors. Identify and promptly report any issues involving employees, the property, or residents to management. Should have or be able to achieve EPA Refrigerant Recovery Certification preferred.
- Operational Support: Support community operations by assisting the Supervisor, Manager, or Area Director with other tasks and duties as needed. Perform after-hours on-call services for designated maintenance emergencies and customer convenience issues. Work overtime when needed.
- Core Competencies: Professionally communicate with coworkers, vendors, and residents. Must possess positive attitude and desire to lead by example. Be able to work independently and as a member of a team. Must be organized and able to prioritize tasks.
